But what exactly is home staging?
Home staging, meaning literally “setting the scene of the house” is a technique that makes it possible to enhance and depersonalise a property to prepare it for an imminent sale. Minor works, a change of paint, a relooking and modernisation of the decor, decluttering of furniture, souvenirs and the vendor’s personal objects are all methods that form part of home staging practice. Emptying, tidying, depersonalising and modernising the interior will enable each buyer to imagine themselves in the rooms of the house.
How to carry out quality home staging?
The principle to follow is very simple: depersonalisation. You must be aware that your house is decorated and laid out according to your tastes, but these are not necessarily everyone’s tastes. You must reduce the number of personal objects, so store your family photographs, move your grandmother’s furniture and declutter your decorative objects from the rooms.
Put yourself in the buyer’s position. You must imagine your house differently, from an external, objective point of view. Knowing how to identify the strengths of your property but also the weaknesses to improve. Examine your house to identify the minor defects to repair, and with regard to the decor, favour neutrality which will enable the buyer to imagine themselves more easily in the property. Help yourself with decor ideas on the Internet or with professionals, who will be there to support you if needed.
Also pay attention to storage and the cleanliness of the property. For a buyer, nothing is worse than a visit amid laundry drying, dirty dishes in the sink, clothes on the floor, dust, dog hairs, or even cobwebs on the ceiling. Gather your belongings, tidy them and get rid of things you no longer need.

Home staging should not be seen as an expense but as an investment, which will enable you to sell your property more easily and at a better price. Generally, home staging represents between 0.5% and 2% of the sale price.
