Why this moves your buying power
A property is priced in euros, but you pay from an account in pounds or dollars. If the rate shifts two or three percent between your offer and your completion — and over a few months it often does — the price in your own currency moves by thousands without the asking price changing at all. That is the number to watch, and the reason to fix a rate early.

The market moves while you are buying
A purchase takes months, and rates do not stand still across them. A swing of a few percent between your offer and your completion changes the real cost of the house by thousands — on a €200,000 property, a five percent move is roughly £9,000.
Your bank takes a margin you never see
A specialist will typically get you a few percent more euros for your money than a high-street bank on the same day. It is not a fee you can negotiate down; it is built into the rate you are quoted, which is why it goes unnoticed. The example above uses a clean reference rate, so it shows the shape of your budget rather than any one provider's spread.
You can fix the rate in advance
Agreeing a rate ahead of completion keeps your budget in your own currency and removes the risk of it moving against you before you sign. For most buyers this matters more than squeezing the last fraction out of the rate itself.
