Grand Paris Line 14 north extension: the impact on property

As part of the Grand Paris project, metro line 14 will be extended by 5 stations northwards to serve the Clichy-Batignolles area, the Clichy-la-Garenne ZAC (zone d‘aménagement concerté) and the Docks de Saint-Ouen, as indicated in this article from RATP. The new stops will be brought into service by summer 2020, but the property market in the area is already significantly impacted.

By running a simulation, it can be seen that this extension will have a major impact on journey times. For example, with this extension, the Pont Cardinet / Porte de Clichy journey, which previously took 21 minutes, will now take just 2 minutes. Similarly for the Porte de Clichy / Saint-Ouen RER journey, which drops from 17 to 3 minutes.

These changes, which considerably shorten journey times between the different areas of Paris, are also pushing up selling prices.

Thus today the average price difference per square metre between Pont-Cardinet (€10,530 currently, up 64% since 2008), and Porte de Clichy (€6,520), is very significant: 38% when moving away from one station. However, this gap is likely to reduce, or even gradually disappear with the opening of the new metro stops.

The city of Clichy is considered a market where demand is strong. This favours sellers in this area, who will see the value of their property increase considerably in the coming months. 

Potential buyers will likely be forced to move further away from the future metro stations to purchase a property with a price per square metre at the lower end of the range.
