The simple mandate appears attractive at first glance. Indeed, it does not bind the seller too much, so they feel more free in their actions. However, when trying to sell a property, the simple mandate has many unexpected consequences, particularly regarding price – this is where the problem lies with this type of mandate. We will explain why.

Increased competition

In the case of simple mandates, several agencies share the same property. To promote it quickly and simply, discounting is one of the most commonly used techniques. This can indeed speed up the sale but not without consequences. Indeed, agencies will compete on price to attract the buyer. Since a simple mandate is in place, they simply need to visit the neighbour’s website: the price is there. They just need to adjust… downwards.

Consequences of multiplicity

Similarly, in the case of simple mandates, you have several versions of the same property. Probably with photos taken at different times. A new problem arises for the buyer: who should they trust? They will of course refer to the least attractive views as these will allow them to negotiate the price down. At best, it is quite possible that they decide not to visit the property at all.
