Property prices in 8 major cities in France

Looking to buy property in the city? It’s a very good idea, city life continues to attract many newcomers. One of the main reasons is employment, particularly in the service sector. Indeed, in Paris as elsewhere, major French and international groups have their headquarters. In Strasbourg, you also have the European Parliament. Salaries are often higher there, which is not negligible these days. Most of these cities also have highly regarded universities. But France is a vast country, so which cities are precisely more attractive than others? Our team has selected 8 for you across 8 different regions. We have compiled prices per square metre according to location and property type. We also took the opportunity to present their advantages as well as price trends. The ranking of the best cities in France for property is below, in order of increasing population in March 2015.

eveneven8th position: Lille (Hauts-de-France)

Population: 228,700

It is the capital of Hauts-de-France, a city at the crossroads of a very dynamic European hub in an equally industrial region. It is also served by an airport very close to the city as well as TGV train stations. Not forgetting the great braderie, this city has everything to please. In our ranking, it is in 8th position for investing in property in France. We particularly recommend houses with gardens in the outskirts of Lille.

Maximum price: €5,000 per m² Average price: €3,500 per m² Trend: Stagnation

upup 7th position: Bordeaux (Nouvelle Aquitaine)

Population: 241,300

Another regional capital, just as well positioned as Lille in terms of logistics and transport. The Mérignac airport is very close indeed and the TGV station is in the city centre. Moreover, the new line will connect Paris to Bordeaux in 2 hours. Consequently, it is a very accessible city despite its latitude. Its location on the Atlantic coast that the French love so much is certainly a bonus! Halfway between the Arcachon basin and the Périgord! We believe the Saint-Jean district, not far from the TGV station, is full of opportunities at €2,500 per m².

Maximum price: €4,000 per m² Average price: €3,000 per m² Trend: Rise

upup 6th position: Strasbourg (Grand Est)

Population: 274,400

This European capital is buoyant! Indeed, transactions have increased well over the last twelve months: +20%! As a result, prices are following the trend: +4%! The TGV effect? It’s likely, but it is also a city of international stature both politically and touristically. We spotted very good investments at €2,400 per m² in Illkirch-Graffenstaden.

Maximum price: €5,000 per m² Average price: €3,250 per m² Trend: Rise

eveneven 5th position: Nantes (Pays de la Loire)

Population: 291,600

In our top 5, we have another city on the Atlantic coast and as we said for Bordeaux, the French love this coast. They were still voting for it very recently, it was in our September 2016 article that we already noticed that Aquitaine, Brittany and finally Normandy were very attractive to the French for their second homes.

Maximum price: €3,900 per m² Average price: €3,000 per m² Trend: Stagnation

eveneven 4th position: Toulouse (Occitanie)

Population: 453,300

Now that Montpellier and Toulouse are both part of the new region, Occitanie, it is the pink city that takes the lead with a population almost 2 times higher. Not far from the Pyrenees and therefore the Spanish border, this regional capital has proven itself with cutting-edge industries, whether in aeronautics or in computing. We really liked the Cartoucherie, a nice eco-district next to Casselardit, which is also served by the tramway!

Maximum price: €4,250 per m² Average price: €3,000 per m² Trend: Stagnation

The usual podium

From there, we cannot overlook these major French cities and particularly Paris but beware, Lyon and Marseille are also very attractive!

upup 3rd position: Lyon (Auvergne-Rhône-Alpes)

Population: 496,340

On the banks of the Rhône, the former capital of Gaul is still as imposing. It is an industrial hub, it is also a gastronomic hotspot, in short an essential city with prices above what we have seen so far, especially in historic districts. New projects caught our attention, notably Lugdunum on the heights of Fourvière. A favourite in Lyon!

Maximum price: €6,000 per m² Average price: €4,000 per m² Trend: Rise

upup 2nd position: Marseille (PACA)

Population: 852,510

Of all the selected cities, Marseille is the only one truly on the coast. A port city with charm and lots of character. This regional capital is also a stronghold of Provençal culture. Given its size, it is possible to get very good deals but new-build property projects here and there are driving up prices, especially in areas like Opéra. A safe bet in this podium of the best cities in France for property.

Maximum price: €5,000 per m² Average price: €3,500 per m² Trend: Rise

Eiffel TowerEiffel TowerPole position: Paris (Île-de-France)

Population: 2,240,620

We felt obligated to finish this article with Paris. The capital is of course essential but there are so many beautiful regions in France and cities that are full of extraordinary property projects. The proof is we have just seen 7 of them. But here it is Paris and Paris is magical. There are also so many opportunities to cover, the best thing is that we talk about them, so do not hesitate to contact us!
