When selling their house, owners want to ensure they get the best price for it. For their part, buyers obviously want to get the best deal possible. As sellers and with the current market conditions, it is normal that you want to maximise the purchase price of your property, but how do you go about it? Here are two key elements that will allow you to make a maximum gain when selling your property.

**1- **Undervalue your property

Even if this may seem paradoxical, setting a high sale price will not increase your gains. Indeed, many owners think that positioning their property slightly above market prices will guarantee them a greater negotiating margin. In practice, this only considerably reduces demand.

Instead of trying to win a negotiation with a buyer, the seller should value their property at the fair price in order to maximise the demand and interest from prospects. This way, the seller will not be fighting over the price of their house but will instead have multiple buyers fighting amongst themselves.

Therefore, value your property at the fair market price or even slightly below because today, buyers are very well informed. Indeed, if they think they are making a deal, they will be more likely to bid up for a slightly undervalued property, especially in areas where supply is lower.

**2- **Use a network of professionals

This may also seem paradoxical as sellers think they will receive less money since they will have to pay agency fees. However, studies show that houses sold by professionals fetch higher prices.

Taking into account all properties sold by owners themselves, the average sale price last year in the USA was $210,000, or approximately €185,000, according to NAR Research. However, for properties sold by real estate professionals, the average sale price reached $249,000, or more than €210,000. So, if you use professionals to sell your property, you could increase your gains by almost 14%!

If you want to maximise your gains when selling your property, it is therefore strongly advised to value it slightly below market prices and to use professionals who will know how to negotiate the best possible deal when a purchase offer comes in.
