Discover a new property available on our site - the surprising conversion of the mill is well worth a visit!
This is a property dating from the eighteenth century, bordered by a watercourse feeding the water wheel. The mill now provides part of the electricity to operate the establishment.
The main building offers an attractive facade with its bricks and intertwining half-timbering. The estate includes wooded areas and the water mill is driven by the current of the stream. The mill was formerly a flour mill and was converted in the 1920s to supply electricity to the house. The building thus operates partly independently thanks to its renewable energy while retaining a certain old-world charm.
The history of the mill is a little prior to 1794, the date when the first works to improve the mill’s yield were carried out. At the time, farmers brought their harvest of wheat, barley or rye to be ground, for a payment to the miller. New works were undertaken, and the authorisation to carry out the works came directly from the Élysée, signed by Louis Napoléon Bonaparte. From 1885, the owners acquired land around the mill to construct a dwelling. The mill produced flour until 1920 and then electricity as the house was not connected to the electricity grid. Subsequently, the property became a cattle farm which won several prizes in agricultural competitions. The current owners bought the mill in 1986 and progressively modernised it to begin operating it in 2004. They own old postcards of the mill dating from 1900 to 1950.
The house is ideal for a bed and breakfast activity as there are six attractive bedrooms (most with their own private bathroom), an air-conditioned reception room, two lounges, as well as a fitted kitchen. On the ground floor, the lounge opens widely onto the garden thanks to large double windows in a veranda style and guests will have ample opportunity to enjoy the view during breakfast or when passing through the communal areas.
The garden covers approximately 3.2 hectares including the small stream, a wood and a meadow. There is a shelter and various useful outbuildings outside.
The house is currently owned by a couple who wish to retire and transfer their business. At present, they rent approximately 100 nights per month for 6 months of the year. Their turnover amounts to approximately €60,000 per year on average. However, the operating period could be extended to 8 or 9 months per year. The current clientele is primarily English and Australian.
The property is comfortable and offers quality facilities in an exceptional setting. It is ideal for welcoming guests who wish to enjoy peace and nature. The house may also attract art lovers who will travel to visit the main attraction of the town: Claude Monet’s restored gardens and house. Indeed, the famous impressionist painter became enamoured with Giverny one day when passing through the area on a train and subsequently decided to rent and then purchase a house in this small village.
His house and gardens have been preserved identically to allow visitors to better grasp the source of the painter’s inspiration. Thus the pond depicted many times in the artist’s paintings has been preserved, as have the flower beds and the weeping willows. It is these gardens that inspired some of his most famous masterpieces, notably the ‘White Water Lilies’ and ‘Le Clos Normand’.
Giverny is also located right next to the town of Vernon, regularly served by a Paris-Normandy regional line. The town is thus situated halfway between the beautiful city of Rouen and Paris (respectively 40 and 50 minutes by train). The city centre of Rouen and particularly its cathedral are also worth a visit for tourists who appreciate the charm of historic towns.
