Buying with others: a worthwhile investment

Property ownership is not accessible to everyone. However, practical solutions exist to encourage those wishing to invest in property at lower cost. Among the available alternatives, buying with others is one of the most popular with both individuals and companies.

The paper stone trend

When funds are lacking and one wishes to invest in property over the long term, purchasing a share in an SCI is the solution. In practical terms, an SCI is a civil property company that manages several dwellings. Buying a share in the company enables one to earn stable monthly income from the rents collected by the entity. As with any asset, it is possible to transfer or sell one’s share to other persons. Moreover, these operations are simpler to carry out.

Proceeding with joint purchase

Being a shareholder in an SCI means owning the company’s property portfolio without necessarily knowing the other co-owners. When one wishes to invest in a property project exclusively with people who are more or less close, opting for joint purchase is advisable. This method, although older, remains widely used today. At the signing of the sale contract, the buyers become co-owners. If no provision has been stated in the sale deed, this means the property is shared equally between its owners. To purchase in joint ownership, it is essential that the co-owners agree on the property’s use and its terms, whether it is let or occupied by the owners. Indeed, disagreement leads to drastic and binding legal proceedings.

Transfer and sale

Just like collective purchase and SCI shares, shares in a joint purchase can be inherited and put up for sale.
