A 30m2 Parisian flat for sale at one million euros!

Parisian property prices are sometimes excessive and unaffordable. We recall that in 2017, a 60 m2 luxury flat in the 16th arrondissement sold for 2.4 million euros, an exorbitant price of €40,000 per m2!

This week, it was a 30 m2 studio that attracted attention, particularly online. It is located at the foot of the Eiffel Tower, on the Champ de Mars. This particularly exclusive location is very likely what justifies, in the owner’s eyes, its excessive price of €945,000 (that is €31,500 per m2). The flat itself, comprising a main room with a sleeping area, a bathroom with toilet and a kitchen, is quite simple and cosy, nothing more.

This listing, unlike the flat mentioned above, does not therefore meet the criteria for luxury property. A point that explains the surprise and disgust of internet users towards this advertisement. Following a BFM article on the subject, the agency managing the property received dozens of abusive and hateful messages. Faced with public indignation and the bad buzz, the agency preferred to withdraw the listing from the market in order to cut short the controversy.

However, there is little chance that this flat will sell at the initial asking price. Indeed, the listing remained online for several days, whereas in this area, offers usually find a buyer within a few hours on average. Even if this price is unreasonable, as it is far above the average currently observed, this case is representative of the Parisian property market: extremely high prices justified solely by the location of the flats. According to forecasts, prices per square metre in Paris are set to continue rising. A fundamental trend that largely favours sellers, and which puts pressure on buyers.
