Become the owner of your water mill!

It is time to realise your wildest dream: becoming the owner of your water mill in Brittany.

Our estate agent Julien Gougeon is offering this exceptional property for sale for under £400,000! Located just 10 kilometres north of Rennes (35), this mill is situated in a peaceful, bucolic, charming, atypical and unique location where you can escape. You will appreciate the gentle lapping of the river and the tree-lined grounds of 7,000 m2. The mill has retained original features that give it considerable character: terracotta tiles, exposed beams, natural slate and carpenter’s doors.

This stone building from 1780 benefits from a living area of 176 m2. You can enjoy relaxing moments in the vast lounge, by the fireplace, while admiring the green surroundings through the bay windows. Fully renovated, the mill also has a kitchen, a pantry, a utility room, a study and four bedrooms. You will only need to unpack your bags! Located on a first-category river (trout), the mill has recently undergone restoration work to safeguard the ecosystem, particularly the fish.

A little history…

The mill was built before the French Revolution (1780), and therefore benefits from water rights. The number of sluice gates was determined by the Lord, which determined flour production. The miller paid taxes to the Lord in exchange for privileges. In the past, the miller lived in a single room. The rest of the building was reserved for the mechanism, and the attic for storing sacks of wheat.

With the arrival of the industrial sector and the development of transport, the mill ceased operating in the 1930s. It was therefore converted into a dwelling. The previous owners took care to retain part of the hydraulic mechanism and its sluice gates. With some mechanical work, you can therefore generate your own electricity from the force of the river current.

Enjoy the Rennes lifestyle

Located in Brittany, in the east of France, Rennes is both an attractive city and metropolis full of history. The city was founded during the Gallo-Roman period and then expanded and gained importance during the Middle Ages. It became a fortress of the Marches of Brittany and subsequently the capital of the Duchy of Brittany. In 1720, a fire devastated the centre of Rennes, and the wooden buildings were gradually rebuilt using stone. Its economic development really began after the Second World War. Today, Rennes plays a key role in economic life and offers good employment opportunities. It is also the eighth student city in France. A City of Art and History, the centre of Rennes has retained its medieval and classical charm, with approximately 90 Rennes monuments listed as Historic Monuments.
