French property prices: the French Government plans to reduce notary fees

Only a month after the increase in transfer duties(taxes collected by a notary on behalf of the French State during the registration of a property sale)in some departments, a new reform to reduce the notary fees is being considered by the French Council of Ministers.

The government’s aim is to reduce property acquisition costs in order to boost the market. As part of this measure, they hope to re-evaluate notary fees so that they reflect a figure closer to the actual price of registering a change in property ownership.

In the current system, notaries receive a percentage of the property price as part of the registration procedure. In other words, the more expensive a property, the more notaries are paid for their services. The proposed reform aims to replace the notaries’ current proportional fee system with a flat rate.

This initiative is likely to be officially announced in the next few days and could be implemented very quickly.

Should the draft resolution be adopted, there will be an interim period of several months after which the tariffs will be fixed definitively.

Any reduction in notary fees would of course be synonymous with an increase in the purchasing power of future owners.
