Ideally located on the plateau, in the heart of the historic center of Angouleme, this freestone townhouse offers 230sqm on 4 levels: – Ground floor: a commercial space of more than 70sqm (which can provide very good rental income given of its strategic location) and an independent entrance giving access on the one hand to the vaulted cellar and on the other hand to the stairwell distributing the 3 floors – R + 1, 2, 3: Dwelling house on 3 levels offering 7 rooms on 160sqm WORK TO BE PLAN, eligible for renovation aid. IDEAL RENTAL INVESTMENT, town planning authorization (DP) already granted for the creation of 3 independent apartments: R + 1 – 57sqm, R + 2 and R + 3 – 46sqm each. But this townhouse can just as easily remain a dwelling house for those who will be motivated to give it back the standing it deserves! Everything has sewer, city gas. Angouleme is a commune, the capital of the Charente department, in the Nouvelle-Aquitaine region of southwestern France. The inhabitants of the commune are known as Angoumoisins or Angoumoisines. Located on a plateau overlooking a meander of the Charente River, the city is nicknamed the "balcony of the southwest". French capital of the comic strip and designated City of Art and History, Angoulême sits high above the Charente river and is surrounded by ramparts. The old town has lots of interest: Saint-Pierre cathedral, which dates from the 12th century and has a high tower and remarkable facade carved in the Poitevin Romanesque style, a town hall with flower garden, ramparts offering a magnificent view of the Charente valley, mansions, lively narrow streets to wander around and numerous cartoons painted on walls. In the lower part of Angoulême, the National Comic Strip and Image Centre is a must. This place is home to, among others, a museum dedicated to the world of comics, which notably exhibits a magnificent collection of original drawings, and a library of comic books. It's heaven for comic strip fans! Not to be missed either, the famous Angoulême International Comics Festival, which takes place every year at the end of January. Situated on the Charente river in the buildings of the former paper-making industry, the Le Nil paper museum is dedicated to the paper-maker industry, explaining its history and the various stages of paper production. The Fine art museum, housed in the former bishop's palace, contains paleontological, archaeological and ethnographical collections (African and Oceanian art), as well as paintings and ceramics.
