Have you ever thought about running your own guesthouse business in France? If you are afraid that it might be too complicated for you, then we have a property that will show you how you can easily start a business in a paradise-like place with almost no constraints and no stress.

Once you have made the decision to run a guest house business, the hardest step is to launch your project: purchase a property, renovate it, check if it meets all the French requirements regarding the buildings and the guest house business laws, determine prices, set up services, find clients… and satisfy them. This will surely take a long time. However, there is a very simple solution to avoid this annoying part: purchase a business that is already running well.

Taking the Reins

Obviously, you will not find many opportunities like the one we are about to describe to you, because guesthouse businesses work so well in this region that most of their managers keeps running them for a long time. This dream property, located in the Aquitaine region, has been renovated and managed by a couple for several years, which means the business has been already working, and has regular customers throughout the year.

The property is set in a vast land, 3.71 acres of green space covered with numerous trees, offering incredible views over the surroundings of the countryside and the valley: you are sure to find the peace that you are looking for.

A Piece of Heaven

Let’s have a look at the property: three stone buildings, three original names. The main house, with 150m² of living space on 2 floors, could be the perfect house for your family, while the Maison Pigeonnier and the Maison Olivier would house up to 8 people. Of course, you could also choose to use the three buildings as guesthouses.  The couple who currently owns the property redecorated the houses with great passion, and built a splendid swimming pool away from prying eyes, before starting hosting people in 2005. They used to live in the Maison Pigeonnier, and explained us that they chose this name “because the house has a tower, whereas the Maison Olivier was named after the olive tree next to the house”.

The Maison Tillol comprises a spacious living room with exposed beams, a fireplace and a wood-burning stove, a lounge with a fireplace and a sofa bed, a large fully fitted kitchen with views over the swimming pool, and access to an adorable terrace with a barbecue and a garden lounge. Then, you will find a double bedroom with its private shower room and WC. On the first floor, there is a charming bedroom with 4 beds and a bathroom.

The Maison Pigeonnier is a single-storey building, and comes fully furnished. It offers a spacious lounge with a wood-burning stove and a dining area, an American-style fully fitted kitchen, a bedroom in the turret, a second bedroom with 2 beds and access to a private terrace, a bathroom with WC and a separate WC. The terrace has a garden lounge and a barbecue.

The Maison Olivier comes fully furnished as well. It comprises a charming living room with an open plan kitchen and a dining area, and access to the terrace, a mezzanine with a double bed, and a bedroom with a bathroom. The terrace, like the two others, has a garden lounge and a barbecue.

Authenticity and Modernity

The furniture completes with perfection the atmosphere of the houses. The stone walls, as well as the exposed beams and the wooden floor, match the rustic tables and the comfortable sofas. The wood burning stoves create a delightful feeling of relaxation and peace, ideal for a family or a group of friends. In addition, the modern appliances bring security and modernity in these three charming little nests. Besides, these features are particularly in demand among Britishers and young couples. You can be sure that the houses will never look old-fashioned!

Moreover, the activities in the property are numerous, and the beautiful swimming pool will bring you comfort and relaxation during the hot days of summer. The pool is secured by a hard tarpaulin, which respects the compulsory norms regarding French swimming pool security. Concerning  garden activities, you will find a large petanque court with petanque boules (French people love playing petanque, it could be considered as the second national sport), a ping-pong table, as well as ping-pong and badminton rackets.

It has been seven years now, and the business is doing really well, with regular clients all year long. And yet, this charming Swiss couple who own the property had never run any guesthouse business before. It has to be said that the region is increasingly a magnet for tourists, due to the region’s pleasant and warm weather (the sunny periods are longer and precipitations lower than the national average), and the numerous rivers that make these green lands a paradise for relaxation. The Aquitaine region is also very popular among Britishers, and most of them prefer to find a guesthouse rather than staying at the hotel when coming to view properties.

Last but not least, obtaining a mortgage will be easier with an already running business, as you will be able to prove that your income will be enough to pay the mortgage, thanks to the already existing and regular clients. This is definitely an activity that would fit anyone wishing to settle down in a quiet place and run their own business. To give you an idea, during the high season the whole property can be rented for €2,800 (£2,355) per week for a group of 16 people.

To sum it up: a perfect place, a stunning property, a thriving business, and you have all the keys for your future guesthouse business. Feel free to contact us for more information about the property, we will be happy to help you to get in touch with the owners, or even to help you find your dream guest house property.
